The Process

Discovery + Site Walkthrough

  • Objective: Understand client goals, site conditions, and project constraints to define scope and feasibility.

  • Activities:

    • Client interview to confirm vision, priorities, timeline, and budget parameters.

    • Site walkthrough with key stakeholders

Budget Alignment (ROM / Detailed Estimate Options)

  • Objective: Establish a realistic budget range and refine cost expectations before committing to detailed design or construction.

  • Activities:

    • Prepare an Estimate to confirm project viability and align client expectations.

    • Discuss cost drivers, value-engineering opportunities, and desired quality level

Pre-Construction (Permits, Schedule, Procurement)

  • Objective: Set the project up for on-time, on-budget execution by securing approvals, finalizing schedule, and coordinating procurement.

  • Activities:

    • Complete permit applications and coordinate with authorities having jurisdiction; address code review comments and inspections schedule.

    • Develop a master construction schedule with critical path, milestones, and lead-time dependencies.

Construction (Site Management, QA/QC, Safety)

  • Objective: Execute the work to the contract requirements, ensuring quality, safety, schedule adherence, and clear communication.

  • Activities:

    • On-site project management and field supervision to coordinate crews, subcontractors, inspections, and daily progress.

    • Implement QA/QC program: control plans, inspection checklists, hold points, and corrective action tracking.

Turnover + Closeout (Deficiencies, O&M Manuals, Warranties)

  • Objective: Complete final acceptance activities, hand over the project to the client, and ensure long-term performance through documentation and warranties.

  • Activities:

    • Conduct substantial completion inspection and create a punch list of remaining deficiencies.

    • Prepare and deliver closeout documentation

    • Provide client training sessions on building systems and recommended maintenance procedures.

    • Post-occupancy support: warranty tracking, service response for covered items, and scheduled follow-up inspections as agreed.
